Metal Roof Painting for a Commercial Property Manager in Naperville, IL

Exterior surfaces undeniably bear the full weight of the elements. From snow to rain, frigid temperatures to smoldering sun, your roof and siding have a lot to deal with.
As odd as it may be to think about, your exterior surfaces also actually expand and contract with the changing seasons and temperatures. It might not be a noticeable shift to the naked eye, but it’s definitely enough to cause coating failure if it’s not planned for.
We were contacted recently by the property manager of a retail center that was dealing with a peeling, unsightly roof. The extreme, northern Illinois weather fluctuations had taken their toll, creating the need for a freshly prepared and resurfaced roof.
Choosing the Right Coating for This Metal Roof
As we mentioned before, the name of the game is choosing the right coating for your specific needs. It’s not a one-size-fits-all situation! The painting professional you align yourself with should be able to guide you through your options. If you work with us at Painters USA, for example, you can expect your estimator to help you put together the perfect plan to increase the function and longevity of your coatings.
Surface Preparation and Painting
Our process included the following steps:
- Pressure washed the roof with our 6000 PSI unit. This helps to strip the surface down and create a clean slate for the new coatings to adhere to.
- Power-tooled portions with peeling paint.
- Scuff-sanded to reduce the existing sheen.
- Tarped and masked to protect all surrounding surfaces.
- Using an airless sprayer, we applied two coats of Sherwin-Williams Bond-Plex coating.
As you can see in the photos above, the end result is that this roof is fresh, attractive, and once again thoroughly protected. And, thanks to the selection of a proper product, it should remain so for quite some time!
